requirements that you must observe.\nTenant protection is very strong in Germany, which is why you are only allowed to increase the rent under certain conditions and within a regulated framework.\nHere are the most important points:  <\/p>\n\n<h3 class=\"wp-block-heading\">1. <strong>rent increase up to the local comparative rent<\/strong><\/h3>\n\n<p class=\"wp-block-paragraph\">You can increase the rent up to the <strong>local comparative rent.<\/strong> \nThe following rules apply: <\/p>\n\n<ul class=\"wp-block-list\">\n<li><strong>Reference to are allowed to allocate <strong>8 percent of the modernization costs<\/strong> to the annual rent.\nThis means, for example, that if you have spent 10,000 euros on modernization, you can increase the annual rent by 800 euros. <\/li>\n\n\n\n<li><strong>Energy savings or improved living value<\/strong>: The modernization measures must <strong>improve the living value<\/strong> or lead to <strong>energy savings<\/strong> (e.g. new windows, insulation, modern heating systems).<\/li>\n\n\n\n<li><strong>Notice period<\/strong>: You must announce the modernization measure and the resulting rent increase in writing <strong>3 months in advance<\/strong>.<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">3. <strong>rent increase according to graduated rental agreement<\/strong><\/h3>\n\n<p class=\"wp-block-paragraph\">If a <strong>graduated rent<\/strong> has been agreed in the tenancy agreement, you can increase the rent at fixed intervals.\nThis means that the rent increase has already been stipulated in the contract.\nImportant here:  <\/p>\n\n<ul class=\"wp-block-list\">\n<li>Each increase must be <strong>at least one year<\/strong> apart.<\/li>\n\n\n\n<li>The increase must be stated in the contract in <strong>euro amounts<\/strong> and not as a percentage.<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">4. <strong>rent increase according to index-linked rental agreement<\/strong><\/h3>\n\n<p class=\"wp-block-paragraph\">With an <strong>index-linked tenancy agreement<\/strong>, the rent is linked to the <strong>consumer price index<\/strong>, which measures inflation.\nIf prices rise, you can increase the rent accordingly.\nThe following conditions also apply here:  <\/p>\n\n<ul class=\"wp-block-list\">\n<li>The rent can be adjusted <strong>after one year<\/strong> at the earliest.<\/li>\n\n\n\n<li>The increase must be linked to the rise in the price index.<\/li>\n<\/ul>\n\n<h3 class=\"wp-block-heading\">5 <strong>Form and deadlines for rent increases<\/strong><\/h3>\n\n<ul class=\"wp-block-list\">\n<li><strong>Written announcement<\/strong>: The rent increase must be <strong>in writing<\/strong> and clearly justified.\nYou must quote the rent index or the comparative apartments to make the rent increase comprehensible. <\/li>\n\n\n\n<li><strong>Approval period<\/strong>: The tenant has <strong>two months<\/strong> after the may not be more than <strong>10 percent<\/strong> above the local comparative rent.\nHowever, the above rules continue to apply to rent increases during an ongoing tenancy. <\/p>\n\n<h3 class=\"wp-block-heading\">Conclusion:<\/h3>\n\n<p class=\"wp-block-paragraph\">Yes, you can increase the rent, but only under strict conditions.\nThe rent increase must comply with the legal
